地下室渗漏主要存在于施工缝、伸缩缝、后浇带、外墙等部位，主要是这些部位处理不好而产生的渗漏。施工缝浇筑砼前按常规方法处理，把表面凿毛，止水钢板清理干净，浇水湿润，浇筑时先用同强度等级石子砂浆接浆，保证施工缝接触良好。地下室是承受房屋全部荷载并将荷载传递到土层上去的承重基础部分，对房屋的安全和使用年限具有重要意义，而且地下室本身也有着很重要的使用功能。随着我国建筑技术的发展，地下防水技术也取得了令人瞩目的成就，用于地下防水工程的材料己从少数品种发展为多类型，多系列的格局，地下室防水构造也由过去的单一型式发展为当前的材料防水与构造防水相结合，刚柔材料相结合等新的形式。
